HOUSE MANUAL
Throughout your stay at So Phenomenal in The Land, please refrain from addressing any of your questions or concerns with the Property Rental Office. The Office Staff are not permitted to answer questions about So Phenomenal in The Land. They are not Hotel/ Hospitality Staff, therefore, our concerns interfere with the time of the Office Staff. We are your direct contact throughout your stay. Please ONLY contact us directly by provided email or phone number. We are happy to answer any questions that you may have. and any other restrictions imposed by Owner (the “Rules”). Guest will cause all persons in the Rental Party and any visitors that Guest permits on the Property to abide by the Rules while on the Property. In addition, Guest agrees to abide by the following restrictions by Owner:
(A) Smoking is not permitted inside the Property
(B) Pets are not permitted on or in the Property
(C) Quiet hours are from 10:00 PM to 8:00 AM
(D) Garbage must be placed in the proper receptacles. Trash chutes are located on each floor of the building in the hallway closest to the parking garage elevators.
(E) Please note that by proceeding with booking, you acknowledge that you have read and agree to adhere to our house rules, terms and conditions.
(F) Guest are not permitted to make alterations to the décor or furniture in the apartment home.
(G) Guest will be responsible for any damages incurred to the apartment home and/or all property amenities during duration of stay.
(H) Guest that stay 30 days or more are required to conduct a virtual walkthrough at the end of the stay.
NOTE: If any person in the Rental Party fails to follow any of the Rules, the Rental Party may be asked to vacate the Property and Guest will forfeit all rent paid.
Here are a few things-to-know about our apartment home and the community property during your stay:
WI-FI:
The Wi-Fi password will be located on the Dedicated Workspace located under the television.
TELEVISION:
We have a smart TV with streaming platforms inside of the unit for guests to utilize. Please feel free to sign into your own account to watch streaming platforms to watch at your leisure. Please remember to sign out of all accounts to ensure that the next guests will not utilize your accounts.
THERMOSTAT:
You can adjust the temperature using the thermostat on the living room wall and/or bedroom. Please try to keep it between 70 and 78 degrees. At departure, please place the temperature to 60 degrees.
KITCHEN APPLIANCES:
The Keurig machine - It's easier to use than it looks. However, here are the instructions: t.ly/LSKy. Please note that pods can be located in the cabinet to the left of the refrigerator.
*Hot Water Kettle - We have also provided tea for you during your stay.
*Electric skillet - Located above the stove for your convenience.
LINEN:
There is extra linen on the right side of the bed near the nightstand if needed.
(Please do not utilize linen under the bed or at the very top of the closet as those are meant for future guests).
LAUNDRY:
You are welcome to utilize the washer and dryer at your leisure. We do not provide laundry detergent or products.
SAFE:
We have provided you with a safe to utilize for your personal belongings. Please see the following instructions to set your passcode to utilize during your stay:
To open the safe, enter your personal code followed by the letter C or E you will hear a beep and a green light will be on, then turn the doorknob in clockwise direction to open the door within 5 seconds.
If you or an intruder uses the correct group of numbers, it will not open. If the incorrect combination is used 3 times consecutively, you must wait for 20 seconds before re-attempting.
If again the incorrect combination is selected three times, you must wait approximately 5 minutes before reattempting access.

CLEANING:
Please clean up after yourselves and take care of the apartment home as you would do your own. We supply guests with cleaning supplies located under the bathroom countertop. There is also dishwashing liquid on the kitchen countertop. Guests are permitted to utilize the cleaning tools located inside the foyer closet and also the laundry room closet.
GUEST POLICY
Visitor Allowance: You are permitted to have visitors during your stay.
Overnight Guest Fee: Additional fees apply for any overnight guests at a rate of $100 per person, per night.
Advance Notice: Overnight guests must be approved in advance—please notify management beforehand.
Billing and Payment: Any applicable fees will be invoiced and are due upon receipt.
Noncompliance: Failure to report overnight guests may result in additional charges or further action.
PETS (SERVICE ANIMALS ONLY):
So Phenomenal in The Land Service Animal Policy:
So Phenomenal Rentals welcomes service animals in all of our rental properties.
Residents with disabilities are not required to pay any pet fees or deposits for their service animals.
We will not ask for any documentation beyond a signed statement from a licensed healthcare professional verifying the resident's disability and the service animal's training and tasks.
Service animals must be kept on a leash or in a harness at all times in public areas of the property.
Service animals must be housebroken and under the control of their handler at all times.
Service animals are not allowed to cause any damage to the property. Residents are responsible for any damage caused by their service animal.
Residents are responsible for cleaning up after their service animal on the property grounds.
So Phenomenal Rentals cannot accommodate:
Pets (animals that are not service animals).
Emotional Support Animals (ESAs). While we understand the importance of ESAs, they are not covered by the Fair Housing Act and therefore cannot be accommodated in our rental properties.

TRASH:
Please put the bathroom trash inside of the kitchen trash, tie it up, and take the trash out to the trash chute located on your same floor past the parking garage elevators down the first hallway on the left. Any cardboard is to be placed in parking space #272 in the garage.
NOT ACCESSIBLE TO GUESTS:
The following areas are ONLY to be used by our Cleaning Service Team, therefore, not accessible to guests:
*Please refrain from utilizing items at the very top of the closet.
*Please refrain from attempting to open the kitchen cabinets which are all secured with zip ties.
NOTE: Accessing or attempted to access these areas will lead to additional fees. Please do not access these areas as they are only designated for our cleaning service.
DELIVERIES:
We are not responsible for lost packages. Therefore, we ask that you avoid having any deliveries (such as Amazon, FedEx, UPS) sent to the property. Instead, please consider using a nearby pickup location for your deliveries. Recommended options are listed below.

THINGS TO DO ON THE PROPERTY:
There’s a lot to do on the property such as take a walk or relax in our resident lounge or outside e gazebo area, workout at our fitness center, or take a dip in the pool. Please note that you can access the amenities on the property with the keyfob on the lanyard hanging on the key holder near the front door.
PRACTICAL TIPS:
If you feel like ordering takeout, GrubHub, Doordash, and Uber Eats have lots of great options. However, there are several restaurants in the area and a Dave's Markets Ohio City and West Side Market nearby should you need anything.
Below are directions to utilize our property’s amenities:
OUTDOOR HEATED POOL:
The Outdoor Heated Pool is located on the 2nd Floor near the Indoor-Fitness Center and can be accessed with the provided keycard.
Pool Deck Guidelines
We want our guest to enjoy all the amazing amenities our community offers, including the pool deck. To make sure everyone has a fun and safe experience, please keep these simple guidelines in mind:
Pool Hours & Safety:
Take a dip anytime between 9am and 10pm! The pool deck is open 24/7, but swimming is only allowed during these designated hours.
Glass items are a no-no! Broken glass can cause serious injury. For everyone's safety, please avoid bringing glass bottles or containers onto the pool deck.
Pool attendant on-call: We may not have a dedicated pool attendant this year, but we take pool safety seriously. If guests disregard the rules, we may have to implement additional measures to ensure everyone's safety.
Keeping it Clean:
Grill like a pro, clean like a pro! After you've grilled up a delicious feast, please take a few minutes to clean the entire grill area. This includes the prep space, grates (which are removable for easy cleaning!), and underneath the grates. Leaving the grill dirty makes it inoperable for others and can be a health hazard.
Cuyahoga Club Garage Doors:
Mind the Cottonwood! Those fluffy white seeds can be a nuisance. When using the garage doors leading to the Cuyahoga Club, be mindful of the weather and the amount of drifting Cottonwood.
Open and Close: If you open the garage doors, please be sure to close them again when you're finished using them.
Leaving the party? Close the doors! Especially if you're the last person out on the pool deck, double-check that the garage doors are shut before you leave.
Cottonwood Control: If you notice the garage doors are open, please take a moment to close them to prevent Cottonwood from blowing into the building. Additionally, closing the main doors to the Cuyahoga Club helps keep the Cottonwood out.

INDOOR-FITNESS CENTER/YOGA STUDIO:
Located 2nd floor near the outdoor heated pool and can be accessed with the provided keycard.
SKY-LOUNGE WITH CITY VIEWS:
The Sky-Lounge is located on the 5th floor and can be accessed with the provided keycard. When exiting the building turn right and walk down the hill to the last building on your left before exiting the property. You may use the steps to get to the front door. Once at the front door you will need to use the provided keyfob to open the facility doors.
